Historic roof guidance in Guthrie’s Capitol Townsite

The City’s offered Design Guidelines apply to historic resources in the Capitol Townsite Historic District. Section 3.4 addresses roofs: preserve roof features and the waterproofing system, use compatible repair materials and keep replacement materials close to the historic appearance. These are qualified recommendations within the guide, not a citywide prohibition on modern materials.

The municipal district map also distinguishes the local historic district from the National Historic Landmark layer. The local boundary is irregular and includes a separate Mineral Wells Park inset. A broad downtown label, building age or ZIP code does not establish an affected property’s boundary status.

Historic roof repair details in Guthrie

Waterproofing and character have to be considered together.

Parapets, caps and flashing

The guidance recommends keeping parapet flashing hidden from the street unless it was historically visible. The roof-to-wall connection still needs a complete water-shedding detail.

Materials and roof form

Compatible repairs and replacement materials close to historic appearance are recommended. Roof slopes and elevations should remain near their original positions unless code prevents that approach.

Decorative features

Documented evidence should guide replacement roof features. A guessed historic shape is not a substitute for the building’s actual record.

Safety and technical requirements

The guide recommends avoiding torch-applied roofing where possible for safety. The applicable technical code and specific approval govern actual work; the guide’s scan metadata does not establish its adoption date.

Historic roof planning by system

Different roof forms need different repair conversations.

Shingle or sloped roof

The covering, roof shape, ridge details and visible flashing all contribute to the building’s appearance. Repairs still need sound surrounding material.

Sloped roof repairs

Parapet and low-slope roof

Coping, wall flashings, drainage and membrane transitions need to work behind the visible edge.

Historic Roof FAQs in Guthrie

Do the guidelines establish a current roof’s condition?

No. A building’s history and the district map do not establish its roof age, layers or remaining condition. Those are property inspection questions.

Does the guide replace permit approval?

No. The actual property and proposed work still need the applicable City approval and technical requirements. The permit guide explains the published roofing process.
